TERMS AND CONDITIONS

Terms and Conditions.

Your membership, responsibilities and use of RAFT.

Effective date: 18 October 2026.

About these terms

RAFT Capital Intelligence Ltd (RAFT, we or us) provides this service. Contact hello@raftre.com about these terms or your account. These terms apply to professional use of RAFT by businesses and people acting for a business. If you register for an organisation, you must have authority to act for it. Any separately agreed written contract takes priority where it expressly changes these terms.

Your order and the plan information shown at checkout form part of your agreement. Paid access begins after successful payment and confirmation. These terms do not remove any rights that the law does not allow us to exclude.

What RAFT provides

RAFT provides research and market intelligence on unlisted European real estate capital, including investor and lender profiles, recorded activity and available business contacts. Membership features depend on your plan and the information available.

RAFT does not provide regulated investment, legal or tax advice, arrange a guaranteed financing outcome or make lending decisions for you. You decide which firms to approach and independently check their identity, current appetite and proposed terms. Funding, replies and transaction outcomes are not guaranteed.

Where available, the workspace helps you organise briefs, selected firms, conversations, proposals and financial scenarios. Preview examples are fictional. Calculations and AI-assisted outputs need your review before use.

Your account

Provide accurate registration and billing details, keep your account secure and tell us promptly if you suspect unauthorised access. Do not share access credentials or allow others to evade account, trial or plan limits. You are responsible for use you authorise through your account.

We may request reasonable verification of your professional identity or authority. You must have permission to submit information about your organisation, clients and other people.

Membership and billing

Basic costs £145 per month or £1,350 per year paid upfront. Premium is coming soon and is not currently available for new purchase or activation. Pricing for new Premium memberships will be confirmed at launch. The total and any applicable taxes are shown before payment. Monthly plans renew monthly and annual plans renew yearly until renewal is cancelled. Existing memberships retain their separately agreed pricing, billing, access and renewal terms.

Basic includes investor and lender searches, company profiles, recorded activity, available business contacts, saved lists and private notes. Existing Premium memberships also include cross-market transaction searches, activity comparisons and reports, saved searches, in-app alerts and CSV exports. In-app alerts show recorded changes when you open or refresh Updates.

Stripe handles secure checkout and payment processing. Keep your payment details current. If a payment fails, we may restrict paid access after notifying you and giving you a reasonable opportunity to resolve it. We will notify you of a renewal price change before it takes effect, so you can cancel renewal.

Your free trial

The trial includes three searches with no expiry date and up to three full company profiles per search, including recorded activity and available business contacts. Repeating a search or reopening its result profiles uses no extra allowance.

A professional account, email verification and secure card verification are required. Card verification does not create a paid subscription. There is no automatic membership charge or trial expiry. Using all your searches does not start a payment. You pay only if you choose to activate paid membership and confirm payment in secure checkout.

Trials do not include exports or bulk contact downloads. Trial access is intended for evaluation. Creating multiple accounts to bypass the allowance is not permitted.

Cancellation and refunds

You can cancel renewal in Membership settings. Cancellation takes effect at the end of your paid period and you retain access until then, unless access ends under the suspension provisions below. Deleting a browser session or disconnecting an app does not cancel renewal.

Unless required by law, agreed in writing or needed to correct a billing error, fees for a paid period are not refundable merely because you stop using RAFT or cancel renewal during that period. Contact us promptly about an incorrect charge. If we end a paid service without your breach and cannot provide an equivalent service, we will refund the unused prepaid period.

CSV exports and connected tools

Existing eligible paid Premium membership includes CSV exports of firm information and your private notes, with a maximum of 100 firms per download. Your account has one shared allowance of 150 distinct firms per calendar month (UTC) across website exports, API retrievals and MCP-connected tools. The same firm counts once within the month, even when retrieved through different tools or exported again. Connecting another tool does not increase or reset the allowance.

Unused allowance does not carry forward. Daily integration limits and separate request, contact and activity limits also apply. Website browsing and searches do not use the shared firm allowance unless you export the results. Bulk contact downloads are not included. Basic membership and free trials do not include exports. Existing legacy memberships keep their export eligibility; the shared firm allowance applies when using exports or connected tools. Exporting information does not transfer ownership of RAFT’s database or remove the use restrictions in these terms.

Research and responsible use

Recorded transactions show previous participation, not confirmation of a current mandate or investment appetite. Coverage is not a complete market history. A firm may participate in several markets and a transaction may appear under more than one firm.

Profiles distinguish stated criteria, recorded activity and research interpretation. Check sources and dates, and confirm information directly before making a commercial decision. Information can change, be incomplete or contain errors. Please send corrections to hello@raftre.com.

Use business contact information lawfully and respectfully. Access to a contact is not consent to marketing. You remain responsible for your outreach, applicable privacy and electronic marketing rules, and the information you share.

Permitted use and intellectual property

During authorised access, you may use RAFT research for your internal business work and client advisory mandates, including reasonable extracts in your own analysis with appropriate attribution. Exported information remains subject to these terms after membership ends.

Do not resell or publish the database, redistribute substantial parts of it, offer access to others, scrape or systematically extract information, bypass technical controls or use RAFT data to build a competing database. Do not upload unlawful material, malware or information you have no right to share.

RAFT and its licensors retain rights in the service, software and database. Third-party materials remain subject to their owners’ rights. You retain ownership of your own content. You grant us permission to host, process and display it only as needed to provide, secure and support the service, follow your instructions and meet legal obligations.

Your information and connected apps

Private workspace information is handled as described in our Privacy Policy. Access by our staff and service providers must be limited to a service, support, security or legal purpose. Do not submit unnecessary sensitive personal information or confidential material you are not authorised to provide.

When you connect an external app, review the requested permissions. The app can receive information within the access you authorise and your membership permits. You can disconnect it to stop future authorised access, but this cannot recall information it has already received. The external provider’s own terms and privacy arrangements also apply.

Service changes and availability

We will provide the service with reasonable care and skill. Maintenance, supplier outages and events beyond our reasonable control may interrupt availability. We will take reasonable steps to restore service and communicate material disruptions.

We may improve or change features. If a change materially reduces a paid plan during an existing paid period, we will give reasonable notice and discuss an appropriate remedy, which may include ending the affected service and refunding unused prepaid fees. We may change these terms with reasonable notice. Material commercial changes normally apply at your next renewal; urgent legal or security changes may apply sooner.

Suspension and ending access

We may restrict access where reasonably necessary to address a security risk, unlawful use, non-payment or a material breach of these terms. Where practical, we will explain the reason and allow you to put it right before ending access. Immediate restriction may be necessary to prevent harm or comply with law.

You can ask to close your account at hello@raftre.com. Before access ends, export information available under your plan that you need to retain. Account closure and retention of personal information are handled under the Privacy Policy. Provisions concerning payment due, intellectual property, permitted use of retained exports and liability continue where relevant.

Responsibility and liability

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot lawfully be limited.

Subject to that protection, each party’s total liability arising from the service or these terms is limited to the fees paid or payable for your membership in the twelve months before the event giving rise to the claim. This limit does not reduce fees properly due for services supplied.

Subject to the same protection, neither party is liable for indirect or consequential loss. RAFT is not responsible for a third party’s financing decision, response or transaction outcome. These provisions do not excuse a failure to use reasonable care and skill and apply only to the extent permitted by law.

Law and other provisions

These terms and disputes arising from them are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, subject to any mandatory rights that apply.

If a provision is unenforceable, the remaining provisions continue to apply. A delay in enforcing a right does not waive it. Neither party is responsible for delay caused by events beyond its reasonable control while it takes reasonable steps to reduce the impact. This does not excuse payment for services already supplied.

We may transfer this agreement as part of a business transfer if your rights are not materially reduced and we notify you. Otherwise, a transfer of contractual rights or obligations requires the other party’s agreement. No other person gains a right to enforce these terms merely by benefiting from the service.
