What does RAFT focus on?
RAFT researches relevant equity investors and lenders for defined European real estate funding requirements, with reviewed fit and a private workspace for the capital raising process.
Is RAFT for professional participants?
Yes. Capital Search is designed for professional European real estate owners, developers, managers and their authorised advisers.
Can RAFT support debt and equity?
Yes. RAFT can assess lenders and equity investors, including relevant structures such as preferred equity, where coverage is agreed for the particular funding requirement.
Does RAFT guarantee funding?
No. RAFT provides research and tools. Current appetite, terms and transaction outcomes depend on the parties and their own due diligence. It does not replace legal, tax or regulated investment advice.

Capital Search
How do I start a Capital Search?
Submit a project for review. Give the structured deal facts and, optionally, paste a longer brief. We confirm whether we can cover the requirement and propose scope and timing before accepting the Search.
Will I have to enter the same information twice?
The structured facts from your first submission are carried into the detailed funding brief for you to check. You can add context, paste a longer brief for extraction and confirm or correct the proposed fields before they are used.
Where do I exclude organisations I already know?
Name up to ten organisations in the order form before confirming your requirement. These exclusions carry forward into your detailed brief and search. Be specific about subsidiaries, funds or trading names where that matters.
What will I receive?
Your own private workspace for one funding requirement. We bring together relevant investors or lenders, clear reasons for their inclusion and supporting research, so you can focus on the right conversations and manage proposals through to closing.
How many matches will I get?
There is no guaranteed number. The result depends on your requirement and the evidence available. We review relevance rather than filling a list to a target number.
How do I sign in?
Use Log in with your invited professional email and follow the secure sign-in link. If you need help accessing your account, contact RAFT from that address. Do not share sign-in links with other people.

Investors & lenders
How are investors and lenders considered?
We review your stated criteria against relevant opportunities. Any introduction requires a clear fit and the appropriate approvals.
How do I register my interest?
Choose how to share your criteria: complete the form, use the guided interview, email your mandate or ask RAFT to arrange a short call. You can select debt, equity or both.
Are my criteria public?
No. Your criteria remain confidential and are used to assess relevant opportunities. They are not an open directory entry. We will contact you when an opportunity appears closely aligned with your mandate.
What happens after I submit?
We save your criteria for review. Submission does not automatically approve a profile or grant access to funding briefs. You will be contacted when relevant opportunities reach RAFT; optional market updates are a separate choice.

Service scope
Is the Capital Search fee flat?
Capital Search has a flat service fee for the agreed scope. RAFT does not charge a percentage of the capital raised. See Pricing for current fees and inclusions.
What does one Capital Search cover?
One accepted funding requirement. Debt, equity or both can be included where we agree the scope. See service details and inclusions.
What if RAFT cannot cover my requirement?
We review whether we can cover your requirement before accepting the Search. If we cannot, we let you know. Funding, responses, terms and transaction outcomes are not guaranteed. See the approval and payment details.
What can a bespoke scope cover?
Multiple funding requirements, portfolio or platform capital programmes, and bespoke lender or investor research. Discuss your scope with RAFT before agreeing the work.
